Planungszonen
What this layer shows
Planning zones under Art. 27 RPG: areas where an authority intends to change the land-use plan and where, until then, nothing may be done that could hinder the planning. They may be set for at most five years unless cantonal law provides for an extension. For a building project this means that even what the current zone allows can be blocked in a planning zone. The data also contains zones whose validity has expired; whether a zone still applies is for the municipality to say. Included: the cantons of AG, AR, BE, BL, BS, FR, GE, GR, JU, LU, SH, SO, SZ, TG, TI, UR, ZG and ZH; cantons whose terms of use do not allow use in this app, or that do not publish the data openly, are not included. For the canton of Graubünden's data: “The structure-plan and land-use-plan information is provided without warranty and has no legal effect. Only the paper documents signed by the planning authority and the approving authority are binding.”

Building and planning
The rules a building project meets first: building zones, primary and overlay land use, planning zones, noise sensitivity levels, crop rotation areas, static forest boundaries and river space, national road building lines and aerodrome safety zones, polluted sites, ISOS and IVS. For a parcel, the ÖREB cadastre remains what binds.
